What Our Sales Mandate Actually Includes

When Riverimint takes on a sales mandate, the first task is always a pricing analysis — not a flattering estimate designed to win the instruction, but a forensic comparison of recent comparable transactions within the same neighbourhood. We then prepare a property information file covering title status, land use classification, encumbrances if any, and physical access. Viewings are conducted by appointment with qualified, pre-screened buyers only; we do not hold open houses that bring in curious browsers at the expense of genuine prospects. Once an offer is accepted, our team works alongside the conveyancing advocate to ensure the Lands Registry search, stamp duty computation, and transfer documentation all move on schedule.

Conveyancing Coordination

Riverimint liaises directly with the conveyancing advocate on the Lands Registry search, stamp duty, and the drafting of the sale agreement to keep the transaction on its agreed timeline.

Transfer & Completion

We attend or coordinate the title transfer appointment, confirm that cleared funds have been received, and hand over keys — closing the file only when every obligation is discharged.

What We Do Not Promise on a Sale

We will not quote you a sale price simply to secure a mandate, and we will not predict a specific time-on-market — coastal Kenya's buyer pool varies with the season, the exchange rate, and the broader economy. What we can promise is an accurate market opinion, a professional presentation, and diligent follow-through on every lead. If a property has structural issues, disputed boundaries, or pending legal matters that will affect saleability, we will tell you clearly before we list it — and, where possible, help you resolve those matters first.
