What a Riverimint Valuation Covers

A proper property valuation on the Kenyan coast involves more than measuring floor area and applying a price-per-square-foot assumption. Our valuers conduct a full physical inspection of the subject property, review the title deed for tenure type and any encumbrances, and analyse a minimum of five comparable sales or lettings from the same micro-location within the preceding twelve months. The output is a written valuation report — signed by a named valuer — that states the basis of valuation, the comparables used, any adjustments applied, and the final opinion of market value or rental value. This report is suitable for sale, mortgage security, probate, insurance reinstatement, or company balance-sheet purposes.

Market Value Valuation

An opinion of the price a willing buyer and a willing seller would agree in an arm's-length transaction on the valuation date — the most common requirement for sale and purchase.

Mortgage Security Valuation

Prepared to the requirements of Kenyan financial institutions considering a property as loan collateral — includes comments on marketability and forced-sale value where requested.

Probate & Estate Valuation

Used when a property forms part of a deceased estate and a defensible market-value opinion at a specific historic date is required for legal or tax purposes.

Insurance Reinstatement Valuation

Determines the cost of rebuilding the structure from the ground up in the event of total loss — distinct from market value, and essential for setting correct building insurance cover.

Limits of Any Valuation Report

A valuation report reflects market conditions on a specific date; property values on the Kenyan coast can move materially within a quarter due to infrastructure announcements, interest-rate changes, or shifts in tourism volumes. A report issued six months ago may no longer be current, and Riverimint will advise you honestly when a re-inspection is warranted rather than simply re-issuing the original figure. We do not accept valuation instructions where we have a conflict of interest — for example, where we are also acting as selling agent for the same property.
